3D modelling of existing asset based on point clouds: A comparison of Scan2BIM approaches

A large number of the existing buildings in the European Union do not comply current energy efficiency regulations due to the fact that most of them were built before 1990, having now reached their renovation age. One of the first problems in tackling this deep renovation of existing buildings is to obtain the information of the building on their current state. This paper shows the application of the 3DASH tool, which allows the automatic generation of walls in BIM (Building Information Modelling) using point clouds as input, to facilitate the creation of the As-Built BIM models of the buildings. A comparison of using the traditional method commonly used in the Scan-to-BIM process with the 3DASH approach has also been performed, showing the results of its application in a demo case located in Poland. The comparison shows that even though with the 3DASH tool a manual process is also necessary to obtain the final model, the tool allows a time reduction and improve accuracy for generating As-Built BIM models, based on point clouds, with a low level of development.
