The policy and practice of land development in rail transit station area based on ARCGIS take Shanghai Wujiaochang as an example

The white-hot development of rail transit has brought some positive significance to urban regeneration while promoting the spatial transformation of cities, and cities have introduced corresponding land policies. In this context, how to rationally guide land development through policies has become one of the hot spots in the current urban development. The article selects Wujiaochang, a relatively sound policy system in Shanghai, as the research object, and uses scientific and efficient Python to obtain POI data representing the land development situation in the past 10 years. Through sorting the obtained POI data, we use the ARCGIS platform to do POI kernel density analysis and combine it with UNA to do REACH value analysis. The relationship between policy and land use was quantified and analysed to test the synergistic adaptability between big data and policy, and to explore the correlation between policy and land use in rail transit station areas. It is concluded that macro policies play a significant role in guiding the pre-planning of land use and have a positive relationship with POI kernel density. Transportation policies play a facilitating role in land use development, and have a positive correlation with REACH value, which is important for regional economic development. Land development policies have had the most significant role in promoting commercial POIs within 800m of the Wujiaochang rail transit station area, and the number of public infrastructure POIs has increased significantly in the last 10 years. With the rapid economic development of the area and the implementation of transport policies, POIs such as business and leisure have increased. The mix of land use within 800m of the station area is closely related to the pre-planning of the policy.
