Reveal the Type of Micro-Units as a Living Place in Jakarta Apartments

Micro-units is a term for a living place with the smallest size in its market which fully equipped with kitchen and bathroom. The emergence of micro-units triggered by the increment of affordable housing demand and changes of household size. In Indonesia (in the second quarter of 2017), affordable housing sales rate increase to 72.3% with 34.8% in the range of price 300-500 million rupiahs and 37.5% 500 million-1 billion rupiahs. In Jakarta, the average number of households decrease 5% from 2010 to 2015. However, until now there has not been a specific study of this phenomenon in Jakarta. This research examines the type of micro-units using the typological analysis to explore five case study apartments to find the most frequently appear result based on statistical data. The study includes the unit size and proportion, numbers of rooms, zoning and privacy level, wet-area positioning, balcony and window opening. The finding of this research reveals the type of micro-units in Jakarta is the studio to two-bedroom which sized less than 45 m
²
including bedroom, kitchen, bathroom, and balcony.
