A Case Study on BIM-Enabled Clash Detection in a G+13 Residential Building

This study presents a cost-benefit analysis (CBA) of Building Information Modeling (BIM) for clash detection in a G+13 residential project in Mumbai, India. The Architecture, Engineering, and Construction (AEC) industry faces significant challenges, including low productivity and high costs caused by unforeseen conflicts during construction. BIM addresses these issues by creating a digital building model, enabling the early identification and resolution of design conflicts among structural, architectural, and MEP (Mechanical, Electrical, and Plumbing) systems. This research compares the long-term benefits of reduced rework, increased productivity, and enhanced project management with the initial costs of BIM implementation, such as software, infrastructure, and training expenses. A detailed case study demonstrates the substantial financial advantages of early conflict resolution, revealing that using BIM for clash detection resulted in significant cost savings of ₹365,000 on a single major conflict. Additionally, BIM clash detection minimizes material waste and CO2 emissions, promoting sustainable construction practices. The findings support the broader adoption of BIM technologies in construction, highlighting their potential to improve efficiency, reduce project delays, and deliver high-quality outcomes. This study offers valuable insights for stakeholders considering BIM implementation and contributes to the ongoing discourse regarding its role in modern construction.
