Factors Affecting the Accommodation Price of Shared Rental Platforms under the Epidemic : ——Empirical Analysis Based on Big Data

Reasonable accommodation prices for shared short-term rental platforms are conducive to promoting the healthy development of the shared short-term rental industry. This paper uses a data collector to crawl 1,158 housing data in Beijing, Shanghai, Guangzhou, and Shenzhen on the Hazelnut Homestay website under Meituan to establish a characteristic price model, and uses stata software to analyze the factors that may affect accommodation prices. Considering the impact of the epidemic on the shared short-term rental industry, this article analyzes whether disinfection and contactless accommodation are new influencing factors. The results show that: housing area, number of people suitable to live, bathtub, number of housing owned by the host, distinctive houses, and contactless check-in have a positive effect on the price of accommodation, while variable housing reviews, super landlord, number of likes, and relaxation Cancellation of bookings have a negative impact on accommodation prices. The variables subway, balcony, cooking, and disinfection have no significant impact on housing prices.
