Culture & creative industries become a new power of economics of all countries thus it become hot issue recently. Most of the creative & culture parks were remodeled from old industrial heritage which full of culture & history. Those various contents of culture properties were the strong inspiration of cultural & creative industries. Taiwan's creative & culture parks are developed individually without thinking of relationship with other resources, especially the value of culture property. Without utilize the historical value of original wine factory & warehouse, just maintain the old building style under restoration. Not only the relation of original wine factories & industries is very weak but also lack of interaction with surrounding community. The creative & culture parks become isolated from urban. There is great meaningful to study the core value of culture property as a development strategy of creative & culture parks. The research method is to review all the reference documents of creative & culture park. And then use field survey and interview method to investigate and analyze relation between core value of culture property & creative & culture park. Finally make the suggestion & principle of using core value of culture property as a development strategy of creative & culture park.
