The components of house prices and several main influencing factors partially affected by the policies in the market price system were analyzed in this thesis. Then the stochastic gradient regression theory was introduced briefly. The method of the stochastic gradient regression was taken to analyze the real data of Tianjin commercial real estate sale prices in the past decade. The relativity analysis results of the factors influencing housing prices in Tianjin were shown by using stochastic gradient regression model according to the relevant data of Tianjin housing prices after 1998. The influencing degree that the main factors affected the changes of Tianjin commercial real estate prices during the recent years were explained in detail and concluded in this paper.
