Determination of factors modifying land value based on spatial data

Land market is special because its overall offer is relatively fixed by its nature. Moreover, it primarily acts upon local supply and demand conditions. All evaluation methods modify specific unit costs in view of factors affecting property valuation. In Hungary the extreme values of corrections are regularized by an enactment. Inside these values the expert can freely determine every single correction. The spatial databased evaluation (SDBE) method would be able to amend the subjective aspect. The method could primarily be used in local and micro regional cases such as land exchange. The present paper analysis the connection of corrective factors and it introduces the applicability of the SDBE method on a sample area.
